Choose a plot by budget, growth and risk
Start with the Imota quarter plot for the lowest land purchase budget. For a larger growth rate with lower omo-onile risk, compare Ibeju-Lekki with Epe, then keep cash available for fees and changing game prices.
Purchase comparisons use the base wealth tier; current land value follows the game date and economic index.
Imota, Ikorodu has a ₦250,000 quarter plot and a 2% base weekly growth rate. Its base first-week increase is ₦5,000, with a 40% chance of an omo-onile charge at purchase. It is the smallest purchase, while the cards help you compare the extra risk against other plots.
Ibeju-Lekki has a ₦4,000,000 full plot, 4% base weekly growth and 20% omo-onile risk. Epe has a ₦2,500,000 full plot, 3% growth and 30% risk. Choose Epe for the lower upfront budget, or Ibeju-Lekki when you can afford more and want the stronger base growth rate with lower risk.
Filter by the money you can spend, then compare plot description and risk before sorting by growth. The first-week growth amount puts percentage growth into Game Naira at each plot's base purchase value.
Lekki Phase 2 offers a full plot with C of O at ₦15,000,000, 2.5% base weekly growth and 5% omo-onile risk. Banana Island has a ₦150,000,000 waterfront plot, 1.5% base weekly growth and zero omo-onile risk. Choose between them by the purchase cash and plot you want; Ibeju-Lekki remains the stronger base percentage-growth choice.
How growth and economic events change value
Each card's first-week increase is base purchase price × base growth per game week. It compares the plots at the same starting point. Longer holds compound growth, so a later week's increase uses the value reached during the hold.
From 2026-10-04 in Lagos time, the client applies 1.25× to the base weekly growth rate. Land also follows an economic index. Check your investment screen for the current value and active economic event when deciding to sell.
Flooding reduces the land index for Ibeju-Lekki, Lekki Phase 2, Banana Island and Epe. Other economic events can move that index too. Choose a plot using its purchase budget and risk, then review the current valuation during your hold.
Buying limits, omo-onile and sale fees
You can hold up to 20 land plots. Omo-onile is the game's land-dispute risk. At purchase, the card's probability can trigger an automatic charge of 10% of the plot's original listed price, rounded to the nearest ₦1,000. An Imota charge is ₦25,000. Leave that cash available alongside your other bills before buying; the charge is deducted when the event occurs.
Selling land applies a 5% sale fee. A sale value of ₦1,000,000 gives a ₦50,000 fee and ₦950,000 after that fee. Check the sale screen's proceeds before moving the money to another plot or the bank and fund.
Property tax is switched off in this build. Your separate purchase, dispute and sale costs still matter. To build or furnish a home, use Homes & Furniture.
